Financing for the building, the expansion, and the next business.
Plinth matches established businesses with SBA and commercial lenders that fit the deal, and screens it against current lender requirements before a lender ever sees it.
No cost to you for SBA referrals. We are a referral service, not a lender.
Some projects require more equity.
What we finance
Three kinds of deals, from about $250,000 to $5 million.
Buy the building you operate from
Stop paying rent and own your space. For owner-occupied property where your business uses most of the building.
Expand an established business
A second location, a build-out, major equipment or working capital, for businesses with a few years of profitable tax returns.
Acquire a business
Buy an existing company with as little as 10% down, when the seller's tax returns support the price.
How it works
You talk to one person. Your deal goes to the right lender.
15-minute screen
We check eligibility, cash available and cash flow before you gather a single document.
Document review
Tax returns, financial statements and the purchase details, reviewed the way an underwriter will read them.
One matched lender
We send a clean deal summary to the lender whose credit box fits, not a blast to twenty banks.
Underwriting to closing
The lender makes the credit decision. We stay on the deal and keep it moving until it funds.
2026 SBA rules
What lenders check first.
SBA rules tightened in 2026, and a new version of the SBA lending rulebook took effect October 1. Most declines trace back to one of these. We check them on the first call.
- OwnershipFor SBA loans, every owner must be a U.S. citizen or U.S. national living in the U.S.
- EquityAt least 10% of the project for business purchases and start-ups. Building purchases are often 10% to 15%.
- Cash flowAcquisitions are judged on the business's past tax returns, not projections. First-time buyers need cash flow of at least 1.25 times the loan payments.
- RecordsThree years of business and personal tax returns, current financial statements, and a personal financial statement for each owner of 20% or more.
- CreditNo delinquent federal debt and a clean recent credit history. Lender minimums vary.
Summary for general information only. Each lender applies SBA rules and its own credit policy.
What it costs you
Nothing for SBA loan referrals. When an SBA lender pays us a referral fee, it is disclosed to you on SBA Form 159, and SBA rules prohibit the lender from passing it on to you. If a conventional loan involves any fee, you get the amount in writing before we start.
Referral partners
Send us the client. We protect the relationship.
We pre-qualify buyers and borrowers early so your deal doesn't fall apart in financing, and we send them back to you for everything we don't do.
Commercial real estate brokers
Tenants ready to buy, and buyers whose bank said no.
Business brokers
Buyers screened against the new SBA acquisition rules before they sign a letter of intent.
CPAs and bookkeepers
A straight answer when a client asks whether they can afford a building or a buyout.
Bankers
Deals outside your credit box placed elsewhere, with the client returned to you for deposits.
Who you'll work with
Sophia Espinoza, founder
I spent about ten years in construction, including as a construction superintendent for Colorado home builders, then founded and ran my own commercial services company. I know what it takes to win the work, make payroll and plan the next move, and I know what lenders need to see before they say yes.
I hold an active Colorado real estate license, which helps when the deal includes a building. Plinth also works alongside equipment finance and invoice factoring, so one conversation can cover more than one need.
